When do I need a Request?

Any material change to the exterior of your house requires an ARC request Approval. Here are is a non-exhaustive list of reasons to file an ARC request.

Exterior Paint

ARC request required for any exterior painting or staining of any building, wall, or structure. Homeowner must submit paint color samples to the Architectural Committee. Do not begin work before approval — unauthorized work results in fees and fines.

Fence

ARC requests are required for any new fence installation or variance from standard placement rules. Fences must be...

  • at least 3 feet behind the corners of the home
  • No taller than 6 feet
  • Constructed of capped #1 cedar or treated fir with the good side facing out

Please Note: Corner lots must place fencing 5 feet from the inside edge of the sidewalk unless a variance is approved. No fencing allowed in the front yard. Owners must also get ARC Committee approval before painting or staining any fence surface — clear or cedar weatherproofing stain may be considered as an alternative.

Roof Replacement

Like-for-like roof replacement is considered general maintenance and requires a standard ARC approval. Any change in material, color, or design would fall under a broader architectural approval and must be approved before starting the project to avoid fines and possible removal of non-approved materials.

Siding / Exterior Changes

All exterior walls facing streets must be lap-style siding or better — T1-11 and similar materials are not permitted on the home itself. Any unbroken wall greater than 20 feet facing a street must have at least one window of at least 16 square feet. Any change to exterior materials or design requires ACC review for harmony with existing structures.

Tree Removal

An ARC request is required for any pre-existing living tree with a trunk diameter greater than 6 inches. Owners are not required to replace removed trees, but if they choose to, the replacement must also receive ACC approval before installation. Routine pruning does not require approval — complete removal or extensive pruning does.

Landscaping Renovation

An ARC request is required for complete removal and replacement of landscaping or extensive changes. Routine maintenance such as mowing, weeding, edging, and fertilizing does not require approval.
  • Front yards must maintain at minimum 40% lawn coverage, planting areas, and bark-mulched areas
  • No artificial vegetation, exterior sculptures, or fountains allowed in the front yard without ACC approval
  • No front or side yard vegetable or fruit gardens are permitted

Changes to Driveway

An ARC request is required for all concrete work. The homeowner should submit plans showing the location, dimensions, and materials. Vehicles must be parked on the concrete portion of the driveway and may not extend over the sidewalk or into the street, so any driveway modification should reflect these usage requirements.

Window or Door Replacement

An ARC request is required for screen or storm door installation. Any non-standard window coverings or tinting also require ACC approval — no mirroring effects will be approved. Aluminum foil, newspaper, sheets, towels, or similar coverings on windows are not allowed. For window replacement, any change to the exterior appearance of the home falls under the general architectural control requirement.

Garage Door Changes

Falls under the general exterior alteration clause — any change to the exterior of the home requires ACC review for harmony with existing structures and the community standard. Submit materials, color, and design details with your request.

Solar Panels / Satellite Dishes / Antennas

All three require ACC approval before installation. Solar panels must be installed on the side or rear roof only — not on the front-facing portion of the home. All supporting equipment including control panels, tanks, and piping must be shielded from public view. One satellite dish under 36 inches in diameter is allowed. All TV antennas must be mounted in the attic. Unused antennas or satellite dishes must be removed.
